No Snow Here!
by Adriana Herrara on 02/05/14While we enjoy a snow free winter, we are not without many other concerns this season. Some areas of Florida experience some cold weather, which will cause plants to die from a sudden frost. Certain tropical plants can be saved from an overnight frost with a covering the night before. You can use a sheet to protect the plants. Other areas of concern are clogged gutters. We have had a lot of leaves falling, and if your home is located in a area where there is an abundance of trees, you should be checking to be sure the gutters are clear. Wind has also increased lately and may cause litter and debris to end up in your yard. Items left on the lanai can blow over if not regularly checked. If you don't have someone checking on your vacant home, Admiral Home Watch can give you the peace of mind your searching for. We offer many other services to make home ownership easier. Heavy Rainy Season
by Adriana Herrara on 09/08/13
We have had a very heavy rainy season, this summer, and with the heavy rain comes problems for homeowners. When I go out to check the homes that are vacant, I make sure to look for water damage and stains on the ceiling, flooding in the yard, heavy mold build up in the lanai area, and an increase in insect infestation. These are all things that are more prevalent from heavy rain. The area is so saturated from all the rain, that most of the yards have standing water. This is just one of the items that can be of concern for a part time homeowner. Some of our storms can be very damaging and take tiles or shingles off a roof. It is a good idea to have a home watch in place for that very reason. If your thinking of buying a vacation home, or if you are interested in having someone to watch your property, Admiral Home Watch is ready for the job. Contact us today, and have your home watched tomorrow!!
Closing up the Home
by Adriana Herrara on 03/18/13
Its getting closer to the time when a lot of seasonal residents head back to the North for the summer months. You may find that there are many things to consider before leaving your home unattended for such a long period of time. If you have a Home Watch Service coming in to check your house, you wont have to worry about forgetting something. Admiral Home Watch Services is available to stop by on one of our regular visits or, make a special trip out to shut off the water, turn a ceiling fan off, or the hot water heater. Leaving the water on, could result in a major problem if there was a leak in the home. Leaving the hot water heater on, could result in a burned out heating element. The ceiling fan left on, can cost up to $12 per month in excess electric bills, one more good reason to have someone checking on your home regularly!
Before leaving Florida, this spring, there is something else to consider checking. Many Florida homes have sprinkler systems. Many residents leave the system on for watering their grass or expensive plants while they are away. The irrigation pressure tank will sometimes rust out and cause a major leak in the yard. Its a good idea to take a quick look at the pressure tank before you leave. If you see a lot of rust on the exterior and bottom of the tank, chances are, this tank will spring a leak before you get back. Every time your sprinkler system is scheduled to go on, Water will run out of the tank, flooding your yard.
Check the FPL website for more tips on leaving your home unattended.
Welcome Back
by Adriana Herrara on 10/31/12
Hi Snowbirds, Welcome back to paradise for the winter months. I can see the difference on the roadways and the restaurants in our area. They are getting more crowded with residents. Now is the time to open up your homes that have been closed up for many months. Cleaning and organizing the house. If you don't have a home watch in place, you may come back to some serious issues at your home. Your air conditioner may not be working and mold has taken up residence in your home. This is a serious situation, and one that can be avoided by having a home watch company visit your property once a month at the minimum. Our fee is well worth the cost of mold remediation. I have been to some residents where the air conditioner suddenly has quit, during the middle of the summer. It can get quite hot here, so it is wise to have your air conditioner and humidistat working properly, with periodic maintenance. Don't forget to change the filters too.
We offer piece of mind for absentee homeowners. Call today for an estimate.
Home Maintenance
by Adriana Herrara on 09/05/12So many people are buying homes in Florida due to low interest rates and, you can get a second home for some of the lowest prices ever. Its a good time to buy! Having a second home is great, for getting away to Florida for a vacation, and looking forward to having a home to retire to, but it doesn't come without some concerns. Florida is known for hurricanes. Thankfully we haven't had to deal with any, but what happens when we do get a hurricane coming our way? What will happen to your second home? Do you have storm shutters? Who will put them up?What if my home is damaged from the storm? These are issues that will come into play, when you become a Florida home owner. Having a neighbor or someone you know, to look in on things, is a great option, However, over time you will feel like you are bothering them, or asking too much of them. Having a home watch service will relieve you of this stress.
